
They’re Not Buying the Kitchen Anymore: They're Buying the Casita
CV DIGEST -I can tell within ninety seconds of a showing where this market is going. Buyers walk past the remodeled kitchen and head straight for the casita. Nationally, 14 percent of 2025 buyers purchased a multigenerational home, and Gen X led at 19 percent-the sandwich generation, funding aging parents and still-launching kids in the same month.
In the Coachella Valley, that trend lands on a landscape already built for it. Mid-century Palm Springs tracts, La Quinta golf communities, newer Indio subdivisions --- casitas, pool houses with a bath, courtyard guest suites, garages begging to be converted. What used to be the room for company from Chicago now holds a parent, a caregiver, a grown child, or a tenant who helps cover the mortgage. That is not hospitality anymore. That is household economics.
Here is what buyers ask me for now. A true in-law suite with its own entrance, bath, and a way to cook without sharing the main kitchen. A casita that can flex between family and rental. Two home offices, not one. A room that is a nursery this year and a caregiver suite in five. Single-level living and a zero-step shower-even when the buyer is 48. Function is beating granite.
State law cracked the door open. California requires cities to approve qualifying ADUs and junior ADUs ministerially, typically within 60 days, with no hearing. Coachella publishes five pre-approved ADU plans and one JADU plan in Spanish Colonial, Desert Modern, and Mission Revival. Riverside County runs a Permit Ready ADU program for unincorporated lots. But the local maze is real: Rancho Mirage bans short-term rentals in every zone, La Quinta has largely closed new permits, and rented junior ADUs generally must wait 30 days or longer. If the plan is a casita on Airbnb during festival weekend, read the ordinance before you count that income.
So: buy for the second entrance and the second sink. Budget the conversion, not just the purchase. Pull the HOA docs and the city STR ordinance the same afternoon. Indio, Cathedral City, and parts of Palm Desert still buy more lot per dollar than anything west of Bob Hope.
The desert has always been good at guest quarters. The new assignment is to make those quarters legal, private, and useful when guests become residents.
