# From Recession Rubble to Retail Rush: North Indio’s $176M Reinvention

CV DIGEST - As a North Indio resident for the past 15 years, I have witnessed remarkable transformation in our community. When I arrived in 2009, the Great Recession had left visible scars-empty storefronts lined our streets, and housing subdivisions sat abandoned as builders ran out of capital. Today, the landscape tells a dramatically different story. Every storefront is occupied, new developments are rising throughout the area, and major retailers like In-N-Out Burger and Raising Cane's have established locations here. This once-sleepy stretch of desert northeast of Interstate 10 has transformed into one of the Coachella Valley's most dynamic development corridors, anchored by nearly $180 million in planned infrastructure projects. The revitalization of North Indio stands as a testament to our community's resilience and growth potential.
The Avenue 42/Jackson Street area is ground zero for the shift. The North Indio Regional Flood Control Project ($110.2 million) and Avenue 44 bridge replacement ($35 million) lead a wave of public investment, joined by Imperial Irrigation District substation upgrades totaling more than $30 million.
Private development is following the concrete. The Greens, a 6.12-acre commercial center at Jackson and Avenue 42 adjacent to The Lights at Indio Golf Course, has secured entitlements for three drive-thru restaurants and one sit-down concept. Local filings name Chick-fil-A and Dutch Bros among planned tenants, though opening dates remain contingent on final permits.
Additional brands are staking claims nearby: Salad and Go is planned near Monroe and Avenue 42, while Boot Barn operates at 42700 Jackson Street. Sumo Dog has opened on Jefferson Street south of the corridor.
The largest piece may be yet to come. The Oasis at Indio, a 183-acre specific plan bordered by Avenue 42, Monroe Street, I-10, and the Thousand Palms Storm Channel, contemplates up to 3,240 multifamily units, 1.8 million square feet of light industrial space, and an estimated 1,300 jobs at buildout. The project remains in entitlement review as of late 2025.
In September, planners approved a 36,702-square-foot multi-tenant industrial building near Indio Boulevard-evidence of steady demand for small-bay logistics and contractor space.
The Coachella Valley's nine cities held roughly 370,000 residents in 2020. North Indio's infrastructure-led bet is that the next wave will need somewhere to live, work, and grab a chicken sandwich on the way home.
